When renting an apartment, tenants often encounter various additional monthly fees on top of their rent. Here are some common ones to be aware of:

  1. Utility Fees: These can include charges for water, gas, electricity, and sometimes even Wi-Fi.
  2. Parking Fees: If parking is offered, it may come with an additional cost or require an annual payment especially covered parking and garages. Be aware that no property can charge you a fee for a handicap space.
  3. Pet Fees: Renters with pets might have to pay extra monthly fees for their furry friends often called Pet Rent.
  4. Renter’s Insurance: Some landlords require tenants to have renter’s insurance, which can add to the monthly expenses.
  5. Appliance Rentals: If you’re renting appliances from the property, this will be an added fee.
  6. Cable TV and Internet Fees: These services are often not included in the rent and may cost extra.
  7. HOA Fees: If the apartment is in a community with a Homeowners Association, there might be monthly HOA fees.
  8. Common Area Maintenance (CAM) Charges: These fees cover the maintenance of shared spaces like gyms, pools, and lobbies.
  9. Trash Fees: Trash collection is often included in the rent, but some apartments may charge a separate fee, especially if they offer valet trash services.
  10. Exterminator Fees: Landlords are usually responsible for pest control and extermination costs, but more apartments are adding in separate monthly fees for this service. Most apartments will add fees if the infestation is due to the tenant’s actions (i.e. bugs moving in with tenant).
